WOODLAWN

EXPLORE the neighborhood

Located on the central-west plain of San Antonio (inside Loop 410 and just off Fredericksburg Rd), the Woodlawn Lake neighborhood was originally purchased by a visionary real estate developer in the 1880s. Over the next several decades, the area grew into a north lying suburb perfect for downtown commuters and their families. Though the area faced decline post-WWII, San Antonio prioritized revitalization efforts in the 1980’s, christening Woodlawn and the surrounding neighborhoods the “Deco District” due to the area’s signature architecture and style. Woodlawn’s location in the heart of the Deco District has shaped its area culture, highlighting the historic feel and fostering a vibrant local art scene. The neighborhood is home to Bihl Haus Arts, the beloved Woodlawn Theatre, and local nonprofit Network for Young Artists, as well as eclectic local establishments like Deco Pizzeria…even the neighborhood H-E-B is affectionately referred to as the “Deco-B”. Besides these cultural attractions, the area provides plenty of natural leisure space like Woodlawn Lake, a 30-acre lake with walking trails, boat dock with fishing, a swimming pool, gym, dance studio, softball field, and multiple tennis courts. The park is also host to San Antonio’s annual Fourth of July celebration, fireworks, and parade. Besides easy access to higher education like San Antonio College, Woodlawn is located within the San Antonio Independent School District. Students are generally zoned to Beacon Hill Elementary School, Fenwick Elementary, Nelson Elementary School, Young Women’s Leadership Academy, Twain Middle School, and the historic Jefferson High School. Specialty magnet programs and schools throughout the city are available to students with specific interests or career paths. Most notably, Jefferson High School is a historic landmark, built in 1932 at a cost of $1.5 million. The school has been featured in Life magazine and appeared in several films due to its intricate architectural details. The area’s historic charm is perhaps best displayed in area homes. Mostly single story Craftsman architecture, Woodlawn’s tree-lined streets display a mixture of post-World War II modern, Tudor, Mission, and Cottage style homes. The area’s architectural diversity and character draw in families, retirees, and home renovation enthusiasts. Most homes are priced in the mid-$100s (climbing steadily higher as you travel north towards Jefferson High); however, many unrenovated homes are priced well below $100,000. Preserved historic manors can reach up into the $300,000s.
