When You Don’t Want To Buy a House: A Look at San Antonio Condos & Town Homes

Statistics have shown that more and more San Antonio residents are literally making the move from renting to homeownership. As the San Antonio real estate market has been steadily rising, more families can afford to consider this exciting change! Across the board, both singles and families love the idea of owning their own space...and for good reason. Besides the basic financial advantages like increased equity and tax deductions, owning a house gives residents full creative license to paint, landscape, and customize their new home.

So what do you do if you’re in between? What if you LOVE the idea of owning your own space, but don’t feel the draw of a classic single-family home? Many San Antonio residents, from young professionals to retirees and everything in between, have started snatching up area town homes and condos! Both of these housing models utilize smaller, shared spaces paired with amenities and perks perfect for homeowners who don’t want to worry about all the details of a larger home.

What’s the difference?

Sure, you’ve heard of town homes and condos before. But what are the pros and cons of each? Which one is right for your lifestyle? Condos and town homes differ in more ways than just structure and style...the actual type of ownership is a bit different as well. Below, we’ll outline the details of each...we’ve also found a few favorite neighborhoods and complexes you might be interested in!

Condominiums

Unlike town homes, which are slightly closer to traditional homes, condos offer a hybrid between apartment living and home ownership. Condo owners hold the title only to the interior of their unit. In other words, the ownership of all exterior land, common areas, amenities, etc. are technically shared among all residents. The common property is usually maintained by the condo association. In other words, there’s less responsibility on the condo owners to take care of yards, pools, stairs, roofing, etc.

Often, condos also resemble apartments in building style: rather than a multi-story home with a shared wall, you may own simply a small, one-floor unit in a larger, multi-story building. However, this is not always the case! Some condos offer the best of both worlds...villa-style or multi-style living with condominium-level ownership. The involvement of a Condominium Association means less upkeep effort on your part...but it can also mean less chance for customization and freedom within your unit. If you’re looking for an easy, maintained home, condos may be what you’re looking for! If you want a greater sense of ownership and a little more privacy, a town home might fit your lifestyle better.

In a nutshell, the Alteza condominiums are the downtown living dream. Located right in the middle of downtown San Antonio on E Market St, these condos encapsulate everything you imagine when you think about urban upscale condo living...and we aren’t exaggerating! Because these condos are located on floors 25-33 of the Grand Hyatt San Antonio, residents get to enjoy the experience of hotel living every day. From the units themselves (with city views and beautiful layouts) to the community amenities (rooftop pool concierge service, fitness center, etc.), Alteza condos are certainly coveted in the downtown area. Many floor plans are available, from 1-bedroom to penthouse.

For residents who want to be close to the downtown experience without being directly in the middle of it, The Broadway holds great appeal! Just north of downtown, The Broadway condos lay claim to uptown San Antonio, close to Alamo Heights and The Pearl. The Broadway offers 21 floors of 12 luxury floor plans that vary in both style and price. According to their website, The Broadway condos seek to display “the perfect blend of style and practicality, creating a distinctive environment of elegance and ease.” Residents have full access to a resort-style pool, fitness room, yoga & pilates studio, concierge service, and valet parking. Are you looking for an urban luxury experience without the traffic and noise of downtown living? You might consider looking into The Ricchi! Located on the northwest side of the city near the intersection of I-10 and Loop 1604, The Ricchi is the first condo development in this desirable section of the city (near La Cantera, Six Flags, The Rim, etc.). Because it’s away from the epicenter of the city, The Ricchi is able to offer a more tranquil luxury experience. The condos offer beautiful units with top-of-the-line appliances and features. Combined with community features like a pool, jacuzzi, and exotic gardens, The Ricchi is certainly worth checking out! 2 and 3 bedroom units are still available.

Town Homes

Unlike condominiums, town homes offer owners a little more freedom and a little more responsibility. Ownership looks slightly different...whereas condominium owners only own the inside of their unit, townhouse owners claim sole ownership of the exterior, including the land the unit sits on. Instead of a condominium association, town home owners take membership in a Homeowner’s Association. Town homes are usually multi-story or single-story units with a shared wall (rather than the “stacked” style that can be more common in condo buildings). Town homes offer a strong sense of both ownership and community. While town home neighborhoods in San Antonio have historically been few and far between, several developers are currently building and selling beautiful units across the city!

This small, gated community is located in the northwest section of the city, near I-10 and Loop 1604. This coveted Crownridge neighborhood is on the cusp of the Hill Country, meaning views are easy to find and a visit to Boerne or Kerrville is only a short drive away! These town homes overlook La Cantera and Arnold Palmer Golf Course. Optional amenities include Sierra Heights recreational facility, community pool, tennis, and clubhouse.

-The Park at Lone Star

These town homes, still being planned and under construction, are unique among downtown residential developments! Located downtown in the Roosevelt Park Neighborhood, The Park at Lone Star will offer a 28 beautiful units. Nearby attractions include the Blue Star Brewery, Blue Star Contemporary Museum of Art, and the Guenther House! Floor plans include 2-bedroom/2-level, 3 bedroom/2-level, and 3-bedroom/3-level units.

-Westfort Villas

Currently being planned and constructed by distinguished Terramark Urban Homes, Westfort Villas are prime town home living! Located slightly north of downtown near the Pearl Brewery complex and Brackenridge Park, West Fort Villas are free-standing luxury homes that will offer privacy, prime location, and luxury features. Projected to be completed in early 2016, this neighborhood will be made up of 20 garden-style homes with high ceilings and Spanish-style architecture. While some units have already been snatched up, several are still available!
